SELF CONTAINED DESTINATION
Representing over one million square feet of real estate, El Conquistador is a sought-after destination and is one of the most accessible mega resorts in the Caribbean. With an unmatched array of amenities and the most expansive and versatile meeting space in the region, the El Conquistador caters to large groups as well as domestic and international leisure travelers. JLL is offering the opportunity to acquire this asset, fee-simple, with strong performance and unencumbered by brand and management, offering investors endless value-enhancement opportunities.
ACCESSIBLE DESTINATION
Within a five and a half hour flight time for 232 million people, one unique benefit Puerto Rico enjoys over other Caribbean nations is that U.S. citizens can travel there without a passport. This makes the Caribbean oasis a favorable and highly accessible travel destination with hundreds of non-stop flights in and out of Luis Muñoz Marín International Airport (SJU) every day—one of many reasons Puerto Rico is among the most traveled destinations in the Caribbean.
LODGING MARKET
Puerto Rico represents one of the most successful and diverse tourism markets in the Caribbean, attracting a unique mix of U.S., Latin American and European visitors. San Juan is the financial hub of Puerto Rico located just 35 miles east of El Conquistador. Additionally, the islands of Vieques and Culebra, which both feature world-class beaches and nature reserves as well as quality beachfront resorts, are located just to the east of the main island. According to STR, the Puerto Rican lodging market consists of 160 properties totaling 15,849 hotel rooms with a very low supply pipeline consisting of 285 hotel rooms.
SITE FEATURES & AMENITIES
The Resort is considered a premier Caribbean destination for meetings and events, offering the largest and most comprehensive event space in the Caribbean. The intimate meeting spaces at Las Casitas Village provide the perfect setting for smaller functions and executive retreats, while larger events and conferences are best suited to the Grand Atlantic Conference Center, constructed in 2007, featuring two adjacent ballrooms and 16 breakout rooms.
The El Conquistador offers an amazing array of amenities ideal for both groups of all sizes as well as families, including: 23 food and beverage outlets; a tennis center comprised of seven professional tennis courts; an 18-hole 72 par Arthur Hills-designed golf course; a full-service spa; multiple fitness centers; the private, 98-acre Palomino Island with horse stables, Iguana’s restaurant, white sand beach and array of watersport activities; a 35-slip marina; arcade; the 22,000 square foot Coqui family water park; multiple gift shops and retail outlets interspersed through the property; and numerous swimming pools.
The guestrooms and suites at the El Conquistador are located within five villages: centrally located near the main
lobby are the La Vista and La Brisas Villages, as well as villages located more proximate to a major amenity (marina,
water park, etc.), La Marina, Las Olas and Las Casitas Villages.
PRIVATE ISLAND
The 98-acre Private Palomino Island affords the El Conquistador a unique Caribbean flavor and experience along with access to white sand beaches, scuba diving, snorkeling sites and hiking trails. Additional activities offered to the guest
include: horseback riding, jet skiing, stand-up paddle boarding and sailing. The exclusive Island is located east of the Resort and is accessible by the complimentary 15 minute ferry ride, operated by the Hotel. The Island is an attractive wedding and banquet venue with ability to accommodate up to 1,400 guests.
GOLF
Designed by Arthur Hills, this 18-hole, par 72 championship course offers a serene setting with immaculate infrastructure for both beginners and experienced golfers alike. The course features elevation changes of more than 200 vertical feet with the tropical scenery of El Yunque Rainforest and blue waters of the Caribbean Sea and Atlantic Ocean.
